Business and Investment Feasibility Study for the Development of the Commercial Area at Bang Sue Grand Station to Serve as Thailand’s Major Railway Hub

Client : The State Railway of Thailand (SRT) Services : Master plan, Feasibility Study, Environment Impact Assessment, Public-Private Partnership The SRT has planned commercial development of a 218 rai-plot around Bang Sue Grand Station for maximizing land use, increasing property values and promoting economic and social development. Bang Sue Grand Station will thus be upgraded into a national railway hub and developed under the concept of transit-oriented development or TOD–a form of urban development employed by several leading cities around the world. A suitable project management approach and public-private partnership schemes shall be implemented including study report production and project analysis in line with conditions defined in the Private Participation in State Undertaking Act B.E. 2556 (2013). TEAM GROUP was entrusted with the study; physical data analysis; approach and business mix specification; engineering and architectural design concept management; marketing, financial and investment feasibility study; risk analysis; environmental impact study and assessment, as well as public relations and market sounding activities.
Design Management for Long Thanh High Tech Industrial Park, Vietnam

Client : Amata City Long Thanh Joint Stock Company (ACLT) Services : Detailed Design Long Thanh High Tech Industrial Park is one of the largest hi-tech industrial parks in Dong Nai Province. It is located approximately 20 km. to the east of Ho Chi Minh city center. The ACLT wished to develop industrial areas with advanced technology to respond to clients’ needs in strategic locations near the new airport and city center. TEAM GROUP was assigned with overall design management, design conceptualization, preliminary design, detailed design, request for design approvals from government authorities, and the bidding process operation for procuring an appropriate contractor for industrial park construction in phase 1.
IDEO Q (Siam-Ratchathewi)

Client : Ananda Development PCL. Services : Project Management and Construction Supervision Ananda Development PCL. collaborated with Mitsui Fudosan Co., Ltd. – a major real estate developer in Japan – to develop the IDEO Q (Siam-Ratchathewi) Project. The high-rise condominium was planned to be located on approximately 2-rai of land in the city center on Phetchaburi Road, Bangkok. The 36-storey building comprises seven floors of parking lots, 26 floors of residential areas (8th-29th and 31st- 36th), a lobby on the ground floor, a facility area on 29M-30M floors, and a garden on the sky deck. TEAM GROUP was assigned to prepare standard price estimation, undertake the bidding process, as well as project management and construction supervision. The use of BIM (Building Information Modeling) was also included to facilitate clash detection.
Project Management of the New Tobacco Factory at Rojana Industrial Park, Phra Nakhon Si Ayutthaya

Client : Thailand Tobacco Monopoly (TTM) Services : Site Selection, Feasibility Study, Detailed Design. Project Management TEAM GROUP has recently been assigned as an official consultant by Thailand Tobacco Monopoly (TTM) to manage the construction of its new headquarters and tobacco production facilities following our successful completion of the project site selection, feasibility study as well as its detailed design. Construction will commence in mid 2010 and operations are scheduled to start in 2013. With our integrated expertise in construction and management, we will continue to provide consultancy services in project management. TTM decided that it needed to move its existing headquarters and production facilities to a new location in Rojana Industrial Park, Phra Nakhon Si Ayutthaya. This is to improve its manufacturing processes, modernize its organization and optimize value to all stakeholders. The relocation requires expertise in diverse disciplines, not only in construction and machinery, but also in computer program design as information technology will be applied to corporate management to enhance operational efficiency and to eliminate redundant procedures. The new plant will produce approximately 32 billion cigarettes per year.
The Government Center (Chaeng Wattana) Project

Client : Dhanarak Asset Development Co., Ltd. Services : Project Management and Construction Supervision The project comprised office buildings, conference room, cafeteria, warehouse and 5-storey parking building for 7,000 car capacity, multipurpose area including public utilities system, landscape architecture works, internal decoration works and hardware procurement. The total areas are 957,000 sq. m. consisting of 11 storey administrative court building (45 meters high) and 2 storey underground, two 9 storey buildings, Building A (40 meters high), 2 storey parking building A and patio around building, 9 storey Building B (40 meters high) and patio around building, 5 storey parking building B, 5-storey polygonal shape building, 2.50-storey spherical shape building, 10-storey hotel (42 meters high) on total area 60,000 sq.m. The utilities are elevator, escalator, electrical system, ABS, IT, HVAC, sanitation system, fire protection system and lightning system, water supply system, drainage and wastewater treatment system, waste collection system, 2-4 lanes of concrete surface road with total length of 6 km., waterproofing and thermal insulation.
Project Management Consultant Service (PMC) for the Construction of Hospital Building and Siriraj Station

Owner : Faculty of Medicine, Siriraj Hospital, Mahidol University TEAM Consulting Engineering and Management Public Company Limited or TEAM Group is entrusted by the Faculty of Medicine, Siriraj Hospital, to implement the project management consultant services (PMC) for the construction of hospital building and Siriraj Mass Rapid Station. The project consists of the 15-storey building with 3-storey basement with the total area of about 56,377 square meters. The building structure is divided into 3 major services as follows: After the project completion, additional services for the patients who need surgery, at least 10,000 people per year, will be provided. The commuters will be able to access the hospital building by cars, sky trains and boats. Furthermore, the project will solve the problems of car parking in the area.
Detailed Design for the Medical Hub of Somdech Phra Nangchao Sirikit Hospital

Client: Somdech Phra Nangchao Sirikit Hospital, Naval Medical Department Somdech Phra Nangchao Sirikit Hospital, Naval Medical Department, is a tertiary referral medical center under the Royal Thai Navy. It is located in Phlu Ta Luang Sub-district, Sattahip District, Chon Buri, adjacent to the U-Tapao Rayong Pattaya International Airport and Eastern Airport City Development Project (a part of Thailand’s Eastern Economic Corridor: EEC Scheme). The Royal Thai Navy has foreseen the potential growth of the area near the U-Tapao Rayong Pattaya International Airport and Eastern Airport City Development Project in the near future. Thus, the Royal Thai Navy has prepared to upgrade Somdech Phra Nangchao Sirikit Hospital, Naval Medical Department, into an international medical hub in congruence with accreditation set by the Joint Commission International (JCI). The goal is to provide medical treatment, health recovery and health promotion services systematically, conveniently and promptly for residents and tourists in the EEC. TEAM Consulting Engineering and Management PCL. and TEAM SQ Co., Ltd. were entrusted to jointly carry out structural design, architectural work and project plan surveying for the Medical Hub of Somdech Phra Nangchao Sirikit. The project area uses the 86-meter-wide and 170-meter-long space beside the western outpatient building, which was formerly a parking area next to the reservoir. The project building has five stories (including one underground floor) with a total area of 39,000 square meters. The project’s construction contains 8 clinics, 50 rooms for patients (which can be increased to 100 rooms in the future), and a parking lot for 150 cars.
Detailed Design of Utility Systems for the AMATA Smart City Chonburi Industrial Estate 2023 – 2024

Client: Amata Corporation Public Company Limited Amata Corporation Public Company Limited plans to turn an industrial estate into a smart city by introducing cutting-edge infrastructure, utility systems, and innovations. This will promote investments in the Eastern Economic Corridor (EEC) area by target industrial groups. The development plan can be disaggregated into two phases: Phase 1 encompasses 5,354 rai, and when integrated with Phase 2, the entire area will cover 7,285 rai. The utility system consisting of the systems for roads, drainage, water supply pipes, auxiliary structures, fire suppression, wastewater collection, waste storage and separation, electrical supply, and street light control are currently being designed.
